§ 5.4. R-2 districts: two-family—transitional.

    Purpose and intent. This district is established to permit the development of two-family residential units and to act as a transitional zone between single-family and commercial districts.

    5.4.2.

    Permitted uses.

    (1)

    Single-family dwelling units.

    (2)

    Duplexes (two-family dwelling units).

    (3)

    Customary accessory uses and buildings.

    (4)

    Signs, as provided in article VI, section 6.2.2.

    Special exceptions.

    (1)

    Home occupations.

    5.4.4.

    Area and bulk requirements.

    (1)

    Minimum lot area: 13,500 square feet.

    (2)

    Minimum lot width: 100 feet.

    (3)

    Minimum lot depth: 100 feet.

    (4)

    Minimum yard setbacks:

    Front: 30 feet.

    Side: 15 feet.

    Rear: 20 feet.

    (5)

    Height limit: 35 feet.

    (6)

    Maximum lot coverage: 30 percent.

    Minimum building size: 2,000 square feet.
